I would use the 150K and be a hard money lender for others you would gain the net working with them and the interest you get back put that towards your business for marketing and growth.

Also, logically speaking, for whoever the owner/developer of the project is, they have much more risk involved and should deservedly be the ones with the profit to gain.

I thought all 30 year mortgages require only 12 months occupancy.It seems to be a lose-lose since the lender loses the interest on an otherwise good loan if it had to be sold, and they gain nothing.  

What does he consider a substantial down payment and does he know that he has to pay capital gains on that down payment instead of just on the payments?
