I’ve sold by owner successfully over a decade ago, but I’ve forgotten a lot of the little things.

You teach them, they don't look at the reports for months, then they try it again and have forgotten everything you told them.Long story short: there's no perfect solution. 

It may be an annoyance but overall is low on the priority scale and will be forgotten if they otherwise have a great experience.

When the HOA management company changes,  sometimes these parcels are forgotten.

It molded up like a forgotten sandwich in the back of a fridge.

I'm not in the Pensacola market but east of Panama City (the "Forgotten Coast") and on the Outer Banks adding a pool will likely double your gross.

Speaking from experience, these differences that seem pivotal in the negotiation phase tend to be forgotten (or even instantly erased) once the deal is done and the investment up and running.This is not to say that you should be unconcerned about purchase price.
