Most everything else is tough to buy in and get that kind of return unless you're really willing to work for it - Class C/D/F properties, for example. 

No amount of RE GURU-ing by anyone will make you be a 'doer'. 

If you provide a scope of what you are demo-ing, you may have better luck with someone's experience to comment here, but costs can vary regionally, so a local contractor would give you the best actual estimate.

I have seen where this type of property has received F/F financing, but I have also heard of instances where these properties did not receive F/F financing.  

Other than that, beyond 1031'ing a property, eventually anything sold for a profit is going to have to pay the tax man at some point in time.
