I ask because the benefit of diversifying into several DST’s is mitigated in the future if you need to roll gains over, as now you’re chasing different maturity dates and smaller amounts.

I'd also have a hard move out date along with the lawyers (or whoever handles your closing-I'm in Canada where it isn't always the same as the US) holding back a large enough amount to get her to move out on time and leave the place in good condition.

Always great to do research and not rush too quickly, but its almost always better when people "make the leap" sooner rather than later like you said, I'd recommend at least putting some pen to paper on a date/deadline to do your first deal versus someday
