Not that all sellers will read it, but I have written it all out before and included it as an addendum.....like....seller is to be notified of the basis of the offer made as fully contained in Exhibit "A" attached and made a part of this Contract, ...at least you can write out and show your comps, repairs, etc and justify your offer.

Good points, you may want to use Exhibits attached to the OA for sensitive matters if there are any, such as capital issues, taxes, management fees, profits or whatever.

Now if I were looking at that deal I would make the offer at $100,000 and in an addendum to the offer list the fines due the city for whatever the violations are (try to get something on City letterhead that states the violations or the fines) and attach those to as exhibits

Seller has an Exhibit "A" that is part of purchase agreement that is a Assignment / Assumption of Lease, listed on that is the name of the tenant that is on the lease (s) could be multiple if more than one apartment.Seller is to notify tenant of new owner on date of closing.
