It is my humble opinion that the legislator who wrote the law (he represents tenants exclusively), was building a business for himself and trying to create an industry for attorney's to represent tenants.

I have heard Brandon has a property he bought for his daughter to have when she becomes an adult- and he is currently keeping the cash flow but it ultimately will go to her. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

With 3 adults and 2 kids we could have rented 3 hotel rooms, or perhaps 2 hotel suites.  

Although I hold a brokers license and have for 45 years, I operate exclusively in the commercial arena.

what if we catered to 8 adults max and 6-8 younger kids?

Problem is that the insurance policies have too many exclusions and opportunities to avoid you being covered.  

But, excel is totally fine in the beginning.We use QuickBooks Online exclusively for all of our REI Clients.
