@Raghavendra Jakkani first, agree with everyone else about every occcupant 18+ being screened & signing the lease, with one exception - an occupant that is claimed on another occupant's tax return as a dependent.

Now granted, so far that is the exception, but if I can use that to keep the leads coming and find a way to use that to get more organic leads here (which I've also had a few) that would be great.

I believe in Florida, HOA liens have priority as of the recording of the declaration of the restrictions except for first mortgages where the lien has priority as of the recording of the lien.

Dividends, Capital gains in general are considered 'portfolio income' and not necessarily considered active/passive.Therefore, passive losses from rentals won't help to offset your portfolio income(Interest, dividends, capital gains).There is an exception if the capital gains comes from a passive activity.I.E. the sale of a rental property

It's exceptionally difficult to remove a tenant, now more than ever.I understand this is an appealing way for people to get into real estate investing, but my $.02 as a real estate investor and someone with front-row experience with these properties to run away screaming from this approach.

Has anyone else had this problem, I've removed the baseboards and tapped it back together once already but it continues to separate, not really sure what to do, it looks great and holds up super well, except for the gaps!
