That can hurt your cash flow and could equate to the same as a traditional long term hold without the headache and management.I'm not saying don't do it, I'm saying you have to look at all options. 

if you need $200K for a project, no one is going to loan you $200K - you need a down payment, holding costs, and you need to know what you're doing or you'll just turn that $200K into $150K.good luck

My strategy for the foreseeable future is 'buy and hold' with long-term tenants. 

Personally I like to build with cash to avoid the extra expenses, so I dont actually finance anything until its done and I have decided to hold it.

Many people don't realize that you gain as much or more net worth through debt pay-down, and while it's less liquid than cash flow, over a 5-10 yr hold period it's considerable if you buy in the right areas with the right asset class.

To me buy and hold also seems good, I'm not very interested in flipping as that seems to be a step to far to manage remotely.
