As I always say when it comes to taxes, if I pay more taxes, it generally means I get more income and higher capital gains so I'm fine with that.

FYI in cleveland when the city sees the owner as an out of state entity you are put right in the cross hairs and they will literally go measure the grass and fine you and make it a criminal offense. so in cuyahoga county yes i agree to use a LLC but I would do an ohio one.

Low rate of return on equity is fine, especially since we're avoiding capital gains, depreciation recapture, and have no effectively taxable income on the current cashflow.

Get 1 or 2 mil in liability and you’ll be fine.

In the meantime, i recommend hedging your leveraged real estate bets (which are essentially, leveraged U.S. treasury bond bets) with non-financialized hard assets like commodities, precious metals, crypto assets, fine art, etc.  

Is it just for downtown and cabins are fine?

Given our diverse economy of both commodities and tech, I think we will do fine if the world decides to go multi polar or even isolatonist.
