Depending on the resort the 7/9 bedroom was in, yes, it will generally perform better than a 4 bedroom in any reputable resort, including solara. 

Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

it's going to vary depending on the market and what you're looking for to meet your goals. 

I find that depending on the market $300-500/mo are fairly normal and if compared to what you would pay with a single family home on some utilities, maintenance, and management, it's a good deal.

Your success depends on it.

We are definitely dependent on that population and job growth to eventually gain some profit spread.

I believe it depends on the lenders funding source.  

The local investors will need to know their local real estate and rental markets and depending on the infrastructure the investor has in place or is willing and able to build, that will dictate how much time and effort they would need to contribute.

I have 9 loans currently so looking to do a conventional loan on my next depending on that process.
