The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

Renting your primary home to yourself is not permitted by the IRS, as it does not create a legitimate landlord-tenant relationship.

Getting greedy tends to cause investors to be sloppy and I 100% agree with @Ken M. no good deed goes unpunished in all areas of life. 

I have learned a lot from this situation which I will take into not only my investing business but my life overall.  

Without doing a deep dive explanation on this forum, I will say that everyone can play with numbers to create whatever picture you want.

You need to up your standards or life as a Landlord will be very difficult.One violation and I would evict.

We have life time losses to uncollectable rent/financing payments to prove we back up this claim.
