In my opinion with this kind of business I can get a E2 visa and under this business I can be an investor, realtor, maintenance/Reno, staging etc. as you said I have to have a complimentary service business under property management to make margin. 

I cut off PMs that constantly try to find ways to add revenues by what I call trickery; selling some 3rd party service that they have contracted to all their clients, recommending small fixes turn into large one's,etc, make it difficult to get 2nd opinions.

I understand that can be frustrating at the beginning but I can tell you the wait is worth it in my opinion.  

They usually cherry-pick fire and safety related items from new editions of the building code that just can't wait, in their opinion.

I list on both platforms and have 3 properties at 100% during prime season. no point in further discussion. you seem dug in that your opinion is the only one correct. good luck. 

It’s worth understanding their opinion and sometimes this kind of request means they see more potential in the deals than they’re letting on.

In my opinion it comes down to finding the right fit and building the relationship. 

Hence you can see how interest rates play a large role in determining cap rates in a market in my opinion.
