So I'd like to confidentially close on a property before the expiration of the prequalification, so I'm really working hard to do my due diligence and assure that I'm making an educated decision (hence why I'm here).Looking for any guidance on the area, or just expensive areas in general and the logistics behind buy and hold rental properties in this highly inflated market.

There's also less risk in the property I'd live in because I'm confident I would always pay rent, lol.Once I have the second property inside an LLC, I'll convert the first property to a conventional loan, then put it in a separate LLC.

I am confident I can capitalize the renovation/construction/zoning costs, but what about property taxes paid in 2018 (all of which exceeded the $10,000 SALT cap based on our W-2 state taxes, so none have been deducted).

The developer on a new property has not made hardly any cash flow on the property and likely has to pay short term capital gains, legal fees, real estate commissions on the sale of the property.Usually a seller will not give you a lease until you have been vetted as a credible buyer and at the least have a signed LOI with a confidentiality component.

Solo enables you to learn all aspects and keep more of your earnings, but it will also require you to be 100% responsible for every aspect and probably see slower growth.It's a pretty wide-open question and difficult to answer without knowing you, your skill set, your resources, and your goals.Im confident I can handle every aspect of the business myself, I have been a successful small business owner for the last 15 years owning up to 3 businesses at once, but am transitioning out those.
