Could be condensation rather than leaky plumbing, especially since you note that it's colder than usual in your area.

There are some sources of moisture to the crawlspace that were known and a couple more I didn't realize at first, but all can be taken care of I estimate:    crawlspace vents maybe always left closed,  condensate drains for furnace and tankless water heater not run to proper drains, just running onto crawl dirt, no gutters on house and grading could be improved on one end of house.

Every mold situation is different, so don't quote me on this, but here's my take...Expect that you'll need to:- Remove and replace the sheetrock- Remove and replace the insulation- Remove and replace the cabinets- Remove and replace the flooring- Potentially remove and replace the subflooring- Potentially remove and replace the doors- Potentially replace all the wiring (if it was under water)- Potentially replace the A/C condenser (if it was under water)- Potentially remove and replace the baseboards/trimIn addition, the mold remediation will likely consist of scrubbing/sealing the studs with an anti-microbial and running dehumidifiers for several days.

Hello all, As we're finishing renovations on the fourplex, I find that the thieves have stolen 3 of the 4 A/C condensing units and cut the copper lines on the fourth.

To keep it running all the time without having to empty it, hook it up to a condensate pump so the water will be removed automatically.

Ok- regarding bidding on this place, no real magic in my experience...I would condense your list to a single page of asking price (minus comps if its above the area but I doubt that in this case) and then itemize the repairs in each area of the house...roof to foundation and price everything high retail and worst case.
