Private money won’t take it because if I can’t refi it out they won’t get their $ back and I can’t ask my investors to do the same for the same concern.

Also, the owner expressed concerns over the capital gains tax early in the discussion...so I am thinking the opportunity to do vendor financing will help me get a good purchase price and help the vendor with taxes.  

More concerning is the new Florida-based entity, Themed STR Capital Fund, set to launch in 2025, for which Santarelli is a fund manager.

My other concern is they are supposed to be building another round of these and they can't fill the ones on my street.
