The income amounts look to be long-term rental (which they are and came in 30% lower than what the STR average did) and 2. why did the appraiser look at homes 20 miles away to compare to when there are PLENTY of rentals in town...

Also, I believe the tax benefits are horrible compared to the states, but I'm not too sure.

The US Tax systems, when compared to the EU, seems to be setup for capitalists. 1031 exchanges, write-offs, etc.

 @Jordan Laney Asking what others pay for snow removal and comparing your yearly spend to past years is not productive.

(Usually you cannot use prior employer history until you have been at your new job for 6 to 12 months, depending on the underwriter to show that you are maintaining the same level of bonus/overtime/commission income that you had at your prior employer).

Short term, leaving financing in place during rehab prior to resale — great strategy with limited risk to either party. 

It's been challenging to find resources or training for Yardi outside of obtaining a job that demands prior experience with the software.

Can I research comparable sold properties in RE Simpli?

@David Calme I've started talking to Four Peaks but I'm very interested in your list of proven MHP funds/operators so I can compare.

And there's so much more I don't know yet compared to what I do know.
