On the other hand, multiunit and commercial buildings around here have been built on slabs for close to a century (the old train station was predominately on a slab).

I recall saying stuff like this 9 years ago but ate my words, hahaThen a wise man told me not to count my chickens.....You're right, we only lock in a loss or profit when we sell... but, scary as it sounds, that's what's happened to my primary residence in LA right now - a place i bought 18months ago would sell for close to $200K over what i paid for it, and that's without all the rehab work i did to it to bring in into this century.

Augustine has a lot of different neighborhoods...beautiful beaches...Intracostal...high dollar golf communities...quaint historic area...older neighborhoods with concrete block homes with big lots being being brought back to mid century style...less desirable neighborhoods that may never be...you need to decide what niche you want to concentrate on...I think you tell which I like....but a lot of buyers and investors have discovered our beautiful slice of paradise and potential deals are difficult to come by...
