I suspect that 5% or so that do wholesaling full time make at least 50k with the 1% ers making multiple hundreds of thousands and I am sure there are 7 figure wholesalers as well.those that have massive marketing budgets  like 20 to 50k per month. 

There are literally hundreds of units for sale by investors that thought it was easy and passive.

Focus on upgrading countertops, cabinets, and appliances.

I expect the project will be a bit cheaper than the quote because I've been sourcing materials myself which were included in the quote and was able to buy new hardwood flooring on fb marketplace as well as buying nice hardwood cabinets from Habitat Restore that will be refinished instead of buying new plus a few other fun thrifted finds to keep costs down!

My clients that do this actually do quite well and by quite well i mean 250k NET a year or better. .. far better than your average wholesaler. that is competing with a hundred other wanna be wholesalers for those same beat up inner city homes :)

I'm not saying there are hundreds of these houses available, but that might be a better chance than a 1 bedroom apartment near the theme parks.
