The best strategy is to not quit your day job until you've built a portfolio big enough meet your income requirements.You have three potential paths.  1) Build an active investing business, something that takes time.

However, I am definitely looking for a value-add multifamily deal, but I am only interested in Florida right now.

I'm considering buying a house in nearby Palm Coast as I travel there for business.

They are effectively subsidized businesses and are a pain in the *** to deal with.

No recourse to my credit or business credit since I'm not listed on the original mortgage.
