I haven't seen "self-contained" communities, i.e. communities where most of the jobs are local to the community, e.g. teachers in local schools, workers in local restaurants, etc. ever "boom".

most investors would like to own or co-own a few 200-300 unit apartment complexes but you gotta start somewhere right... keep adding units and cashflow until you have $200-300k in equity in several houses and then sell them and boom...

The other draw is Cabela's, which has led to a boom in shopping areas.I also began looking in the Belleville area of Illinois, where my husband and I used to live: some really nice small towns there that are close to Saint Louis, MO.

If directly in Cambridge (Harvard, MIT, Tech booming area) or similar "hot" areas and in the prime season any tenant would be hard pressed to find an apartment by owner without the fee.
