The park has been returning just over 20% on my investment after expenses.Real Estate Goals 1) Fix and flip 6 SFR's/year with cash. 2) Buy and hold as many SFR rental properties as possible using leveraged(bank) money. 3) Buy and hold at least one MDU (leveraged) 4) Partner with others on spec builds in 'hot' Austin zip codes.Currently Seeking Properties to F&F Properties to B&H Equity partnership on Spec builds in Austin (78702 and others) Establishing a relationship with local Mortgage Broker for B&H's.

Spec does not necessarily have to equal negative cash flow right Mike.I see your point that if you are buying at enough of a discount, all the numbers I calculate would have to pencil out.

I was doing rehabs, spec vacation homes, lease options and I originated construction to permanent loans to owners builders for a year right before market in CA crashed.I end up with a few finished rehabs when everything freezed in CA market and I lost a lot.Because of that I started to study short sales and pre foreclosure business.

I was consistently nailed for loose hand rails, smoke detectors with the batteries taken out, Fire extinguishers out of date or not in place, loose door knobs, typical renter mentality stuff, the lines in the parking lot were not dark enough one year.
