The rental rates are decent, and can be great if acquiring properties at typical investor discounts. 1-1.5% rental to price ratios are still very attainable in A & B Neighborhoods, and sometimes up to 2% if investing in C Areas.

I prefer to be more exact and account for selling costs to accurately reflect the attainable equity, but others may skip including realtor/closing costs.In general, if I'm getting an 8% cash on cash return, my ROE is likely around 12-16% year 1.

@Dana BibleOne thing to look at is your build cost per square foot (you could ask a couple builders for ballpark estimates) and land cost versus potential attainable rent.

That will help limit your expenses.It is likely that you are going to need some active income for a period of time prior to attaining true financial independence.You have been given some great tips already on study materials.As far as Real Estate, there are so many different ways to make money and you have to decide what interests you.I am a hands off buy and hold rental owner with a portfolio of SFR's and a great property management team.

If only they knew about air sealing 100 years ago ... doesn't matter if your house it 72, if the cold-air blows in through the side of the house or across the sill plate to your plumbing ;)Sadly, even many of the new houses being built are still a far cry from an, easily attainable, level of efficiency which could cut heating and cooling costs by half and prevent frozen pipes.
