When did you get the appraisal from them?

Most investors believe there’s one market value for a property, and it’s usually closely related to appraised value.

When it gets to investors like me, I am not here to pay what an appraisal shows I am here to make it make sense. 

Now I am a certified real estate appraiser.

The seller actually paid less in fees to sell the property off-market. (6% of $2.8 million would be $168k) He also got a quick and easy sale, and the buyer locked in a solid discount on the deal as it had recently appraised at $3.75 million What was the outcome?

Despite rock solid comps the appraiser gives you a very low appraisal.

It also seems like the appraisal stuff is weird. 

I thought it was simply the difference on percentage of appraised value (4% vs 6%).
