Had it been plywood this would have been hard to do that type of damage.I am building cabinets for my kitchen now and I am using 3/4" prefinished uv maple plywood and I'm making poplar shaker style doors with mdf flat panels.

I am using the LLC to "operate" (I think).I have set up a credit card and banking account for that LLC and I deposit all the rental income into that account and cover expenses from money in that same account.

The terms I am using for the deal I have now are 20% down (he was willing to do 10% down at a higher interest rate), 30 year amortization, 5.5% interest and a 5 year balloon (he was willing to do 10 years, but at a higher interest rate).
