It's amazing what you can accomplish buying one or two deals a year of boring cash flowing deals.Most investors don't have the patience or the discipline to buy an asset, and manage it and hold it for long term.

With that being said, I want to give them amazing deals.

I also saw where I can upload my lease and have them e-sign, which would be amazing.

Especially if you have never cleaned the ducts (and you would be surprised how many properties have not) you will be amazed by how much lint and dust can accumulate over time.
