Like Tarik and Christine.. or than merril or any of the others. its a natural progression and the HUGE money is made selling the information. to be fair and balanced like Fox news.. there are always a % of folks that come through these trainings that do quite well and the money they spent forced them to take action.. its just the other 90% who spend the money and well never really do anything..

Other distractions include non income-producing activities - aka any distraction pulling you to do something other than speaking with and following up with people.How can I prepare myself?

I'm not saying you shouldn't have one, but it shouldn't stop you from taking action either.

I only figured out after Baselane sent me a stern email demanding the refunded money from me, else they will pursue legal actions such as collections and even putting a lien on the property.

I would also recommend looking at cities close to Greenville, like Anderson, Easley, & Simpsonville as well since Greenville can be competitive unless you are looking at off-market deals.Also the non-occupancy tax would be based on the tax assessed value of the property and not the income it produces.

I do not have my numbers as well organized as @Greg Scott but my estimate is upper 20% annual return on average.The 3 i am currently invested in, one seems likely to produce an outstanding return (High risk, high reward), one is conservative and is performing to projections, and one i have significant concerns about but has not had a capital call.  

Take action - If you can take it when you are 80% that is what worked best for me!

Right now this sounds like most of the HOA's that we all hate that issue random fines for no real reason, and then attempt to justify it with their bass ackwards logic that they are actually somehow doing us all a favor.I'm not a lawyer, but I would imagine you could also open yourself up to legal action. 

What you want to discourage is the tenant 'helping' you with feedback/action that is outside the scope of the lease.
