None of these things are bad on their own, but they COME WITH TRADE-OFFS.A big trade-off to restricted supply is that this is GREAT for the existing residents who were first-movers to the area because their property goes way, way up in value and landlords can extract higher rents.

You'll have to locate the proper movers which is going to be 5-6k per single unit in that area unless you can get a bulk deal which is likely.

Not much good saying "but I'll move/rent it out as soon as I'm allowed", because you'll always get zero dollars as income from your next (proportional) primary, and so on].I'm not objecting to your research / maybe buying it, but please don't let your Realtor skew the numbers about your primary-to-be in purely pro forma investment terms.
