My roommate agreement specified things like: furnished or unfurnished, maximum occupancy- limiting number of overnight guests as it's bills paid roommate living, if it's co-ed or single sex, no smoking vaping e-cigs or substances on the property, cleaning chores/expectations, no underage drinking, pet rules, what utilities are included up to what limits and what utilities aren't included, etc.Require a security deposit from each roommate, even if small.Get a locking thermostat cover; set utility allowances so people won't take advantage of "all bills paid" rooms and have the daughter/master tenant or whoever is paying the utility bills be the person who sets the utilities.

It's basically women that have had some issues with substance abuse, and/or have been in abusive situation and have gone through treatment; are now involved in programs or counseling and are subleasing room space while they get back on their feet.

You'll have to monitor more closely, or you will most likely see tobacco, or other substances, smoked on the premises.I also ditto what others have said about the likelihood of her reverting back to cigarette smoking.

The one in HB is well above average because I lease it long term to a residential treatment center for substance abuse, it's something I have a lot of contacts with and demand in.To the live in suggestion I don't think that's going to work, I own a home on the sand in Newport that I just had remodeled so I don't think I'd like that situation very much lol!

I also would not freely label someone "crazy," especially when "I" (not myself, but many of posting here) lack empathy for the person who actually has to live in the apartment and be exposed to potential toxic substances.

Claiming that these individuals posing as "Inspectors" to trick the seller lacks substance as you have no association with this business transaction which clearly displays your aim is defamation of character in hopes of "shutting down" potential "scammers and frauds".
