My wife, born here, came from a family of 5 that was renting a room and barely making ends meet in the slums of LA.

But I keep seeing folks that have several rentals-- 5-6-7 or more, that barely profit what I do with ONE.  

I was mainly focused on the Class A but they are 175K more for 2-300 sq ft + garages and only get 200$ more per rent per side (this is a 2023 duplex - No garages 3/2/0 1100sq ft per side. these are day 1 numbers with base case rents (rents on a class b are supportable by section 8 where as the other more expensive units would be too much for the same 3/2 .

If I could get some help because I am barely starting off any advice would be helpful! 

I explain it as rocks falling in small ponds that barely ripple versus warm belt states where giant boulders drop in the lake causing massive ripples (growth) throughout the states.

If you are barely making it you need the cheap option because getting a loan is slightly more expensive in an LLC than in your own name. 

I sell to funds every day and have list after list of cities and columbus barely makes it so it's hard to believe Toledo can.

At a bare minimum, if they choose to keep the home, get a HELOC while it's still their primary home.

Just realized there's no way they are checking the IDs for online payments because these guests barely looked 20 years old, if that. 

There is no emphasis placed on expenses which disproportionatly impacts NOI in lower tier assets and pays zero attention to the useful life on major systems which may be barely hanging on and in need of replacement.
