At 19, house hacking is the best option if you have the downpayment and closing costs set aside.

Investors should fully understand that Section 8 is not a cure-all for Class C & D tenant challenges, it's just trading one set of problems for another.We see too many investors not doing enough research to fully understand all this and making naïve investing decisions.

If you’re set on a duplex with minimal rehab, an investor focused agent should have a strong network of contractors who can give you quick quotes, so you don’t wind up with any pricey surprises.

Some companies allow property owners to select tenants and set the screening criteria...We do not - our criteria does not bend. 

Are you set up with a lender at this point?

I offer an online payment portal to submit rent payments via ACH or CC - they "couldn't figure out how to use it" so I set us up to accept Zelle payments.

Of course, you can always contact a prospective fund operator directly and ask them your own set of DD questions (ask for their track record, properties that the fund has acquired thus far, performance of the fund, past funds that have closed to investors and how they have performed, etc).  

I used to own a large SFR management company I sold to Evernest in 2019 and I manage a Kroger SC and a set of retail condo suites for a client now but it isn't my thing.
