Pete has become tough with rising prices and high interest rates.

But even then, seller financing is rarely substantially better than another investment they could make (including trust deed lending, which will often be at a higher rate than seller financing)In my experience, the owners who find owner financing advantageous are at the ends of their careers and are not interested in looking for another investment (other than the usual retirement funding sorts.)

She charges a flat 10% rate. 

I'm looking at monthly cost to seller vs. anticipated rental income, purchase price relevant to the ARV of the area and interest rate, balloon, etc.

Because of where interest rates are at—and how slow everything is moving—we basically made a "take it or leave it" deal.

So for the bookings we get on there, I am invoicing her monthly for the cleaning fees and then 18% of the rental rates for each booking.

Because there is more risk that generally comes with higher interest rates. 

The builders right now are also offering some very nice incentives, like rate buydowns and free property management. let me know if I can help in any way and best of luck. 

Some will tell you to make the change anyway but that seems a large risk in this high interest rate environment.

You may also avoid the seasoning requirement on a rate and term refinance.
