This is a depressed area but in a big way it has recently become a boomtown from the marijuana growing industry (kind of a perfect storm), and many folks are buying RVs and trying to find somewhere to park them permanently paying monthly rent.

I ran him through Rentprep and turns out he has a felony for "DELIVERY/MANUFACTURE MARIJUANA" from 1998 when he was 18 years old.  

He showed me the last 3 years of him being able to lease it to university students on yearly agreements- HOA has good reserve- HOA manages well- Underground parking- Currently rented till AugustCons:- Older building and newer condos are coming out around the area- Calgary market is down and hence may affect edmonton prices- Apparently previous tenant says it smells like marijuana few times a month- Condo price seems to be on the higher side for condos in that area

In your case, if a certain portion of ownership was in mom or dads name...then they married...and one passes...THEIR portion of ownership automatically goes to surviving husband or wife.Joint Tenancy does not infer use of marijuana:)

I have a list of my buyers, but they are interested in real estate, not in running a marijuana business, which is where the value in this property is. 

I came back to California and am getting her house ready to sell.The lease states no smoking in the room and he has been smoking marijuana back there.

If you are using a property management company make sure to tell what kind of tenant you want (FICO, income to rent ratio, section 8[I don't recommend],prior evictions, criminal history[sex offenders], marijuana on property)If your unit is a studio or 1 bedroom you can a lot more money wit Airbnb, most markets now have Airbnb property management that handles all turn-over things such as cleaning, dealing with guest, we use and August Smart lock that sincs with Airbnb so you can see on when they come and leave plus a security camera outside the unit to make sure there is no extra people or a party going at my unit so far we are making more than double from what we use to make on it with a regular tenant.

And he smokes a lot of marijuana.
