The problem is you have more expenses upfront (gas, photography, etc.) before you even close your first transaction.

Solo 401k could be an option as my husband is self employed in a solo photography business.

If anyone has some suggestions they use or have heard please share.example: My accountant said to have a custom category for photography and closing gifts on my Realtor side of things so it is easier to know how much I spend per year on that.

The best thing to do is find a friend that does photography as a hobby and has the equipment and knowledge necessary to get good pictures, pay them $50 to take professional grade pictures, and then to edit them for the best layout.

In my experience, If you have better than average units/location/reviews/photography, then pricing software will lose you money in the long run if you simply apply their suggestions to your calendar. 

The "professional photography" was some guy who couldn't care less coming by and snapping a few pics on his iPhone (no flash!)

@Stanci March I use good old fashioned photography. 

There are a couple Texas tax sale service companies I've checked out that say they provide recent photography of listings, even taking interior pictures through windows when possible.
