A few small touches, like high-quality linens and a welcome guide, can make a big difference. 

Everything can be done with a calculator and a piece of paper if need be.

And a debt note is only part of the cost of owning a property; not paying taxes will get a property foreclosed; not paying insurance can present huge exposure to damages.

These guys are scammers if there ever were any and a future episode of American Greed. 

Granted, I have a 30-person construction crew,  a designer (my wife, so literally in-house), and a plumbing and electrical company that works on my stuff solely. 

and the demand is amplified when it has a proven rental history, furnishings and a transferable or easily obtainable STR permit.

There isn't much I can add here except for the local expertise of the Boise area and our sister company property management team get these inquires often from tenants - so we have seen many ways how not to inquire about it and a few good ways haha.

There is a time and a place for sub to  no doubt but wholesalers to me are not the time or place.
