Who cares if the February 2020 participation rate would mean today’s real unemployment rate is north of 5%?

These days I'm just to busy to participate meaningfully. 

It seems like a really cool opportunity, so we'd love to participate.

Participate in discussion boards, post queries, and establish connections with other investors who might know more about the Pinellas County real estate market.Remember, every successful investor started as a beginner.

I attribute this to a lack of understanding of litigation, the claim participants and objectives of the parties (particularly the plaintiff's attorney and insurance carriers). 

If there is a REIA or meetup not too far, definitely join but be cautious until you get a solid sense of the agendas, knowledge and honesty of the participants.  

If someone comes to me with a good deal but needs the down payment, I’m more likely to offer him a finders fee or small minority participation.  

In fact, depending on the fact pattern  even negligence may only lead to representation as the carrier will agree to defend the insured under reservation of rights.It's very important for real estate operators to understand the role insurnance plays and the mechanisms of coverage and relationship between transactional participants.

My question is: if I partner with someone and we buy two SFR LTR properties (let's say on the same 50/50 basis) and then 10 years later the partner wants out of the deal and to cash out his 50% participation (which normally would force a sell of the property or a buy out), can we sell one property and can I do a 1031 exchange my sold 50% to 1031 buy my partners other 50% in the second house and keeping it as an LTR, instead of having to sell both houses?
