Going back to my Marine Corps roots, I spoke with an old marine buddy of mine who suggested scoping out his (and my former) neck of the woods - Onslow County, Camp Lejeune, Stone Bay, Swansboro, Hubert, Richlands, Surf City, Topsail and the southern Outer Banks.

They are two different camps and, IMO, you can't do both equally.

Pay someone off Craigslist to just camp-out on her sidewalk with a ridiculous sign, and when she asks who hired him, have him tell her it was the neighbor on the opposite side of her. 

I believe high demand will continue in the future and vacancy will be limited to less than a month (in 5 years of ownership and 4 tenants, turnover vacancy has ranged from overnight, to 1 week).  

One can learn these tricks at boot camps for the asset type.In general be weary of seller financing. 

Hello Bp, I am a 20y/o college student at Notre Dame college (OH) I will be reporting back for football camp August 5th and was looking for some investors or groups in the Cleveland area.

They run a 30 Day boot camp.

For me it's starting to get into the too hard camp and I'm starting to look at other investment areas.
