This should be approx 150-200 maybe and the max I would deduct from the security deposit (only deduct amount from actual invoice).

You cannot use that extra $300k (the max is roughly $410k) on any other property.

One of the sayings that really annoys me 'to the max' is the following:You get what you pay for. 

I would give the Church's priest to go there and have a talk to the, maybe to push their soft spot, at least they won't cause damage etc. while my eviction lawyer do his thing .

We decided to send them a letter because our HOA max is $109, so we owed them $2900 in back assessments (the rest was fees and interest) and we wanted to workout a payment plan and see since it was a clerical error if the could waive at least some of the fees and interest, not all (because we are partly culpable seeing we didn't notice either).
