I am mainly trying to make sure that I have everything that I need the first time and not sending mail back and forth up to Madison because I know this is going to be a long process regardless. 

I don't have any that I've used, but if you're a member of the Madison REIA, they have lists of contractors and handymen from different general sessions available online for you to call.

My parents told me to reach out to my dad's cousin, who rents out a couple SFH houses on the U of Wisconsin (Madison) campus to ask him about his experience.

The additional rent happens in Madison, WI on the college campus, with a limit of #people per bedroom so that people don't cram too many people into a house.
