Most of my LPs invest through their personal name. 

@Eli Shicker most commonly these are costs fronted by the sponsor, but ultimately born by the LPs.  

In this scenario should I be using flat ARR and equity or get into a preferred return structure for GPs and LPs?

That being said, almost all sponsors will invest in the deal along side the LPs (limited partners) to show that they have skin in the game and are in this together, like others have said in here. 

Thereby stimulating the local economy and increasing the local work force.

For LPs, which waterfall do you prefer to see in a deal?

Last, I wonder, with the Republicans predicted to pick up a lot of seats in November, whether the Fed is likely to attempt to stimulate a Biden Administration economy at this point.

They might well have been stimulating the economy to support some political agenda or the other.

Find a reputable syndicator that's taking non accredited LPs or has a fund for non accredited investors.
