First, I am brand-spanking-new to real estate investing (but we are currently on our 5th home) and secret messages or excessive acronyms will fly right over my little newbie head.Second, the property in question is not a deliberate investment, it is a home we were unable to sell.

The best we can do is make ourselves available, and engage our kids' minds in our endeavors as much as possible.Instead of trying to make your kids into RE investors like yourselves, teach them the concepts of pursuing passions, setting goals, and making deliberate choices to attain those goals.

Included should be historical considerations as part of your deliberation, especially the lessons learned.Approximately every 10 years since the 1960s, there have been ups and downs in the real estate market.

That does not mean they are deliberately trying to over-price a property as so many posters without even the knowledge of who you are dealing with want to suggest.

The national index would be equivalent to the Vanguard Total Market Index fund and the 20 MSA City Index is equivalent to the top 20 Blue Chip Stock Index like San Francisco (Apple),  Seattle (Microsoft), JP Morgan Chase (New York) and Atlanta as (Coca Cola). 

Like @Joe Villeneuve , I find that sharing my endeavors publicly with family and friends makes me more thoughtful and deliberate in my approach.
