From my research, seems like healthcare is one of the largest employers in San Antonio.

Big difference in owning 10 doors in San Diego vs. 30 doors in nowhere Gerogia.

Me and my partner did this in Sacramento and I have helped several others do it here in San Diego.

Properties priced from $600,000-$700,000 and west of Denver (Lakewood, Arvada) seem to be insanely competitive.

Not only was that insanely cheap, they did an amazing job.

In terms of new construction, a couple things to be aware of in San Luis Obispo County are water shortage issues and development fees/taxes which can significantly increase the building costs.SLO city and the neighboring cities are particularly diligent on their water usage, as most of the county's water supply comes from three surface water reservoirs and a groundwater basin.

I love it in San Diego, have family there and plan to move there at some point in next 10 years or so either way.  

Specifically because your rental will be in California and CA charges insanely high taxes on LLC's, you'll see a higher benefit going with an umbrella policy.

You get most of the benefits from a central AC without the insane talks of installing ductwork in an old house.

Our current investments have been in San Diego and got lucky with appreciation and rental rates, but we realize that we need to explore out of California for an investment to make sense.
