There are neighborhoods where there are beautiful gray stones boarded up and vacant. 

But it can still be a gray issue and nobody wants to wrangle with somebody in court over it.

@Matthew R Mcnulty I don't have a buyer yet, my plan was to find a good deal, get it under contract then market it and since I'm actually going to purchase it i don't have to worry about that gray line with wholesaling being legal.

The law is very gray as to if the notice needs a signature or just proof it was sent certified.

I don't know the exact law in Colorado so you'd want to talk to someone local since there are definitely gray areas here.

From what I have read on the IRS website and other websites, this designation can be a little gray.
