Every dime went into a SFH, live-in flip, and my brother was paying $400 to live with me.

My goal would be primarily cash flow rather than appreciation unless there's a property with a good chance of flip. 

So the choice of tenant would be key.On the flip side, reasons to hold: a very low mortgage rate; probably not the case. 

It's not a great time to do a first flip with high labor costs, high materials costs, high property costs, and high rates.

I plan to own a real estate business and start flipping homes.

I believe only a relatively small amount of people attempt liens and notes in the first place.By volume, the most dangerous are OOS BRRRR and OOS flips, especially in cheap and very cheap neighborhoods - well below the median price.

Most of the time I do the BRRRR strategy and I have scaled to 9 doors now, one of which I'm planning to flip.
