As for properly collateralized performing notes in Vegas I think those are quite safe.

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

But it won't help you get more properties if you quit your job too early.Please stop talking about quitting your job before you have your first property—or your second—or your third.

I usually recommend that clients write one unit vacant into the contract because you can't serve a notice to quit before you own it and most landlords won't do it so it's hard to make your 60-day occupancy the way you are going to do it.
