As for what color we have been using a light tan my wife picked out years ago.

Tan Mehedi My general philosophy is to let people I know/trust in the local market tell me what properties or areas to AVOID.

I believe the Maricopa market is still saturated, similar to the Queen Creek/San Tan market.
