I've got a mixed use building with a vacant 5200 sg ft. medical space on the first floor.

With that in mind, I’m considering purchasing four rental units over the next four years to build a stream of income that could help supplement my retirement by age 68.The challenge I’m facing is that the deals I’ve come across so far don’t make financial sense.

But that extra $7200/year will go a long way in paying down your loan faster, build up another downpayment fund, pay off other debt, etc. 

This reduces your housing payment and helps you build equity. 

I’ve just made an offer on a building and the listing commission was 3% paid by the sellers.

Of course for the investor with a couple of SFR for their portfolio (and probably wanting to build on that) the decision as to when to rely on “free” information and when to engage the (costly) services of a professional is a lot more difficult.
