I mean prime rate is 5.5.. banks which are the lowest priced lenders for commerical loans are at 1 and 6.5    so you have 100% financing which does not happen on the internet.. rates way below reality and you send off your 1520 and its gone.Google  American Greeds website then watch the episode on Remington financial they were the mother of all pump and dump due diligence schemes.. but now its on social media with those that simply dont really understand ( and why would they if they are new to this) what reality is vis a vi rates and terms on flip loans or portfolio loans.

Although not impossible on the 2-4 unit small multi family side, you would find it a lot easier to find B class commerical multi family properties in order to invest in and make a profit off of.

My primary concerns obviously are should the dentist leave filling that empty commerical space could prove to be difficult, however it could always be converted to a residential unit.

However, you can only get a Commerical loan when you hold title as an LLC so consider buying in your personal name and putting in LLC after.
