That way there you can help speed up and increase your ARV, or rents.Since you have reserves you can either use your funds or a loan to also build an ADU or carriage home if you can find a multifamily home that offers a good size lot.

For my personal home, I went cheap and bought nice but inexpensive Costco tub that runs on 110v, takes 1-2 days to come up to temp depending on time of year, and I had no perspective on the speed of 220v units.

I'd recommend to first look at where you'd like to invest it to see if it's feasible or if you need to adjust your buying criteria.If you're not in the market for something new then I'd look into adding an ADU on the lot and upgrading the windows on the main unit to triple pane glass so that the noise doesn't bother your future tenants.
