I live in ventura county ca i can't find SFRs that cashflow i think the market might be primed for a small pull back in prices 10% maybe SFR1 and the duplex are in the Inland Empire of CA again no or very little cashflow on SFRs 5%ish on multis and think it may have a little appreciation left before it levels off and SFR 2 is out of state in TN where tthings are appreciation slowly but stedily might have a few years of very modest appreciation.

It doesn't make financial sense unless I use a 3%+ annual appreciation.Looking at some of the available listings in Ventura county the prices are more reasonable, units are more updated and they are in good school districts.Ofcourse I will have to commute to work (40 minute drive).Here are my questions1) Do you think its a good idea to buy in Ventura or should I just keep renting in santa barbara ?

I am a member of Invest Club for Women (Men welcome too obviously) and they have two chapters, one local to me now in Studio City, CA (The valley) and one Irvine (OC).What i like is that in most meetings, there is a local RE investor speaking about their particular strategy rather than some guru coming in to upsell you.I also enjoy the networking - they get very interactive with this every meeting and I like the people that attend.The only thing I dislike is that the bar across the aparking lot (at the hotel) closes early often and thus, we have to drive like 1-2 miles down Ventura Boulevard to get drinks after.
