Hi BP community, My tenant, who lives in a two-story, newer construction SFH complained of a water leakage in the bottom floor kitchen ceiling (through the LED lights).

It is fully paid off and my mom is going to be gifting it to me.

My experience with PPR has been consistent with yours, as well as the search to find them.  

My goal for this year is to flip my first property.

These are 2-bedroom, 1-bathroom properties that I had originally planned to keep in my rental portfolio, but my plans changed.

Inevitably did not renew my subscription. 

And the rub is I do not even need to withdraw funds from my SEP IRA because I already have enough in my bank account to show them. 

My plan is to mainly focus on cash flowing properties that make the 2% rule. 

Current owner is willing to break even on the purchase price however, in my opinion I think he should consider 5 or 10k less then the purchase price considering the amount of repairs he neglected over the length of ownership.
